What is a Realtor® and why should I use one?

Buyers:

-When homeowners list their homes for sale with a REALTOR® they sign a contract called a listing agreement.  In that agreement, terms are made to compensate both the listing agent and a buyer’s agent for prospective buyer’s.  Typically it is stipulated in the listing agreement contract that the sellers will pay a commission based on the sales price of the home.  It is then stipulated that the listing agent will pay half of that commission to any REALTOR® who brings a buyer to purchase the home.  If a prospective buyer forgoes having representation, they give up the right to representation which could help them secure a better deal with there best interest in mind.  

A REALTOR®:

-Has many tools to help you in your home search like the multiple listing service (MLS) and a supra key.  The MLS is the database that every home that is for sale is posted on.  A supra key gives a real estate agent access to show you any home on the market, reguardless of who has it listed.
-Can provide objective information about each property and point out aspects of the home you may not notice right off.
-Can help you negotiate not only the sales price, but who will pay for title policy, survey, residential service contracts, buyer’s closing cost, how much earnest money, terms of the option period and MANY other negotiable points.
-Can help you determine how much you WANT to spend, not just determine what you are qualified to spend.
-Can guide you from the moment you offer on a property all the way through the closing.  The buyer is responsible for meeting many deadlines and a REALTOR® will make sure you comply with all the provisions.

Sellers:

When you sell your home the most important factor is having a fair and reasonable sales price.  A REALTOR® has access to current market data on the MLS that is crucial to determining your asking price. The knowledge of what homes in your area have sold for and the financing used will set the guidelines for the value of your home.  Without this knowledge it is impossible to price a home at the correct value to bring in top dollar in the shortest amount of time.

A REALTOR®:

-Will market your property on the MLS and through the internet, print ads, fliers and open houses.
-Will give you tips and suggestions to make your home “show ready”.
-Will provide security by pre-screening and accompanying qualified prospects through your home.
